Cancellation Policy
Moderate Policy:
Full refund if canceled at least 5 days before check-in 50% refund if canceled within 5 days of check-in (excluding service fees) No refund if canceled within 48 hours of check-in
Extenuating Circumstances: Cancellations due to documented emergencies or unforeseen events may be eligible for refunds outside this policy. Contact us directly.
House Rules
Maximum Occupancy
- 3 guests maximum
- Additional guests not allowed without prior approval
- Unauthorized guests may result in immediate booking cancellation without refund
Quiet Hours
- 10:00 PM – 8:00 AM
- Respect neighboring units and wildlife
No Smoking
- Smoking is strictly prohibited inside the unit
- Designated outdoor smoking areas available
- $300 cleaning fee for violation
Pets
- Not allowed without prior approval
- Unauthorized pets may result in $200 fee + cleaning costs
Parties & Events
- No parties or events allowed
- Maximum noise levels enforced
Age Requirement
- Primary guest must be 21 years or older
Property Care
You Are Responsible For:
- Treating the property with respect
- Reporting any damages immediately
- Cleaning dishes and surfaces during your stay
- Taking out trash to bins (collection Mondays)
Cleaning:
- Professional cleaning fee included in your booking
- Leave property in reasonable condition
- Do not move furniture
Damage Policy:
- You’re responsible for any damage caused during your stay
- Minor wear and tear is expected and acceptable
- Excessive damage will be charged to the payment method on file
Payment Terms
Payment Schedule:
- 50% deposit due at time of booking to secure dates
- Remaining 50% due 14 days before check-in
- Bookings made within 14 days of arrival require full payment

Security Deposit:
- $300 hold on card (released 7 days after checkout if no damage)
- Not charged unless damage occurs

- Toilet paper only – no feminine products, wipes, or paper towels

- WiFi: Password provided at check-in
- Washer/Dryer: Leave washer door open after use
- Heating/Cooling: Please don’t adjust thermostat beyond 65-75°F range
Wildlife
- Do not feed wildlife
- Store food properly
- Report bear sightings to property manager immediately
Parking
- 2 vehicles maximum
- Park in designated area only
- No RV/trailer parking without prior approval

Booking Modifications
Changing Your Dates:

- Within 14 days: treated as cancellation + new booking
Shortening Your Stay:
- No refunds for early departure
- Treated as completed booking
Extending Your Stay:

- Pay difference before extended dates begin
Liability
Guest Liability:
- Guests are responsible for their own belongings
- Property owner not liable for lost, stolen, or damaged items
- Guests assume all risks of outdoor activities
Property Liability:
- We maintain the property in safe condition
- Report any hazards immediately
- Follow all posted safety instructions
